Make money from tourists.

You own a share in an SPV (limited liability company) that owns the apartment. You are not the direct owner registered in the land registry, but your share in the company is legally binding and protected by the Commercial Code. This is a standard model also used abroad (e.g., in France, the USA and the UK). Each apartment has its own SPV, so your investment is not mixed with others.

Tourists booking via Airbnb pay 3 to 5 times more per night than with traditional long-term rentals. With an occupancy rate of 65 % in a mountain resort, you can achieve a gross yield of around 7-9 % annually. A traditional rental in the same location would bring only 3-4 %. The difference compensates for higher turnover and overhead management costs, yet the net yield remains significantly higher.

Short-term rentals (Airbnb) are legal in the Czech Republic. Individual municipalities may restrict operations in historic centres, but locations such as Špindlerův Mlýn, Pec pod Sněžkou, Mikulov or Valtice do not suppress short-term rentals, on the contrary, tourism is key for them. All our apartments undergo a legal review of the regulatory environment of the given locality before being offered to investors.

Mountain locations have two seasons, winter (December - March) and summer (June - August). Outside the season, occupancy drops, but revenue remains positive. Therefore, we also focus on year-round destinations such as Český Krumlov. Sample calculations assume an average annual occupancy of 65 %, which includes weaker months.

We are planning a secondary market where you can sell your share to another registered investor. We are finalising the details of the liquidity model. Alternatively, the entire apartment may be sold; in such a case, you will receive your share of the sale price. The exact rules will be communicated before the platform launch.
